Sitting on the Fence?
There are buyers I have talked to in the last few weeks that are sitting on the fence about buying a home in Denver:
I can give all kinds of statistics that show why the Denver market is going to improve while the rest of the country is worse off. Another agent shared with me that he asks "What is the average temperature in the United States?"
Asking that question is the same as asking "Is now a good time to buy or sell a home in the United States?." The average temperature only matters to you if it is region specific, and real estate markets are no different.

Do Open Houses Really Work?
Sellers ask this question a lot. Last year, and even earlier this year, I would have said no - serious buyers start on the internet, and open houses are just a great way for your agent to meet the neighbors and random looky loos. Well, that hasn't been the case recently. In the past three weekends, I have had 12, 4, and 9 visitors to each of my open houses. Now, none of these listings sold at the open house, but at least half of the people that came through were genuine buyers.
You might consider having an open house if:
Your listing is brand new - it is a great way to generate excitement the first week or two of the listing.
Your showing traffic has been a little light - your home seems to be priced right but you are not seeing a lot of showings through MLS.
Another listing in the neighborhood is going to be open - the more signs and traffic in the neighborhood, the better it is for every seller. Buyers will follow additional signs if they think they can view multiple houses in one neighborhood.
So do open houses really work? Right now they are a indeed a useful tool in the marketing toolbox.
